What Does it Mean to "GREEN CLEAN"?

So, what does GREEN CLEANING really mean? It is simply a system of cleaning products and procedures to protect ALL health; your health, other employee's health and the health of the TENANTS & VISITORS in the building as well as the health of the environment while protecting the owner's assets.

Cleaning is the removal of visible dirt, invisible dirt, such as that in carpet & upholstery, bacteria and viruses. In the past, primarily because products and chemicals were not available to us, we cleaned with chemicals that sometimes were high in Volatile Organic Compounds or V.O.C.'s, dust mops, wet mops, rags & wipers. Although they removed much of the soil, they often left behind lint, did not remove all of the dust or soil, and put vapors into the air which affected some people's allergies and other health concerns. The paper products we used were made from virgin pulp fibers.

Today, when we implement a Green Cleaning Program, we are not merely replacing a single traditional product with a single green alternative. The goal of Green Cleaning is to reduce the total impact on health and the environment while improving occupant productivity and satisfaction and protecting the owner's investment. We accomplish this by cleaning more efficiently and with healthier products, systems, tools, equipment, training and quality control while at the same time reducing waste both at the source (the building), and at the landfill. The paper products used today are not only made from recycled materials but "post consumer" recycled materials.

Who Sets Standards for GREEN CLEANING Products and Procedures?

There are four governmental and non-profit organizations that are all headquartered in Washington, D. C.

• EPA (Environmental Protection Agency)
• GREEN SEAL (Non-Profit Organization)
• USGBC (United States Green Building Council)
• LEED (Leadership in Energy & Environmental Design)

The EPA is a federal government agency that is responsible for the overall protection of the environment. They have established guidelines for towel and tissue recycled content and the like. They are also responsible for the testing and possible banning of hazardous chemical compounds from the cleaning chemicals we use. The Green Seal non-profit organization has established a set of standards and puts their seal of approval on chemicals, paper products as well as several other items. Green Seal chemicals must meet their GS-37 standards before they are approved by the organization. The USGBC is another non-profit organization which has created the LEED program. They have established two sets of standards, one for existing buildings (LEED-EB) and one for new buildings (LEED-NB). In our industry we are mostly dealing with the existing building standards.

Green Cleaning General Principles:

•  Use of an extensive building recycling program focused on site waste reduction. This would include the recycling of towel, tissue and chemical packaging and wrappers as well as the recycling of empty chemical containers. Some toilet tissue is now coreless and not individually wrapped for further site waste reduction. This would also include any food related packaging if present.
  


•  Good quality walk-off matting at every entrance to the building. In addition to the front entrance, this includes loading dock and garage entrances. It is significantly less costly to keep the dirt outside than to remove it from the inside of a building.



•  Use of Green Seal standard GS-1 and GS-9 paper and GS-37 chemicals. Wide arrays of certified products are available as you will see. Currently there are three Green Seal certified lotion hand soaps on the market. Antimicrobial hand soaps and sanitizers are not Green Seal certified.



•  Use of products which are environmentally friendly. As an example, the Johnson Envirobox is made of recycled cardboard and contains significantly less plastic waste. This design reduced the amount of plastic used in 5-gallon pail packaging by 92%. This is why the Green chemicals are not available in quarts and gallons, as it would add to waste going into the landfill.



•  Proper employee use of Personal Protective Equipment (PPE) when required in certain cleaning situations. These would include safety glasses, N-95 dust masks and disposable coveralls.



•  Use of Microfiber cloths, dry pads, wet pads and dusters which last much longer than rags. They can be washed up to 300 times using no bleach or fabric softener. Microfiber has no lint, and has pockets that absorb much more dust & soil. By using Microfiber, you also contribute to site waste reduction by not using throwaway rags, paper towels, dust mops, wet mops, treated cloths and dusters.



•  Use of High Filtration (96% efficiency) or HEPA (99.9% efficiency) Vacuums. Filter bags must be emptied when 50% full.



•  Use of hard surface floor machines with vacuums to eliminate dust being put in the air when buffing.



•  Use of high efficiency carpet extraction machines used with encapsulating shampoos. These units recover more moisture from the carpet which makes the carpet dry faster hence retarding the growth of mold and mildew.



•  Water Conservation program including Hands Free Restroom Fixtures.



•  Comprehensive Energy conservation program utilizing high efficiency lighting design and materials, energy efficient glass and reflective coatings. You can even plant grass on the roof it increase savings!



•  Use of Best Cleaning Practices by janitorial staff.
